There’s No Place Like (A Pest-Free) Home
When considering factors influencing house sales, much credence is given to ‘smells’ permeating properties during viewings.
Indeed a survey of 1,015 UK adults carried out by leading household appliances retailer, AppliancesDirect.co.uk, reveals a staggering 86% of respondents said the smell of a house could be the difference between putting in an offer or not.
The most popular smells were:
- Bread (35%)
- Coffee (32%)
- Clean laundry (29%)
- Fresh flowers (24%)
- Open fire (19%)
However, not much is discussed about the reverse influences – factors which might impede a house sale.
And, if people were asked, answers would likely include views, the surrounding neighbourhood, and access to local amenities.
But, in reality, the problem lies much closer to home. Secret residents and roommates – pests!
Leading hybrid estate agent, eMoov.co.uk surveyed 1,000 people and asked what impact the presence of household pests would have on their decision when viewing a property.
A notable 60% of people would be deterred from buying a property due to the presence of household pests.
Meanwhile, a report by online estate agency SellingUp.com reveals over 40% of potential buyers would be put off submitting an offer if they saw mouse traps or signs of mouse droppings on their property viewing.
Nearly 25% would make a substantially lower offer as a result, while 15% of the sample of 1,000 house buyers surveyed said they’d lower their offer ‘by a few hundred pounds.’ Only 3% would have no reservations.
So, what steps should estate agents take to maximise sales potential when preparing for house viewings?
As highlighted above, one of the most important measures should be to employ a pest control expert.
Pest control requires essential measures, action, and control strategies. In this regard, well-vetted professionals can give high-end pest control techniques with a 100% guarantee of the removal of the bugs.
Their expertise ensures they’re well prepared and equipped for handling severe cases. They also know how to handle harmful chemicals. In the process, they always wear masks and uniforms to fight the bugs.
So, rather than tackling the problem yourself, it’s advisable to call the controllers for the removal of the unwanted pests.
